The Weekend Site Visit: How to Inspect Land in Bina from Bhopal, Indore, Delhi or Mumbai in 48 Hours
A practical 48-hour itinerary for metro-based professionals to fly or train to Bina, inspect 3–4 shortlisted plots, verify documents, and return with a clear decision — without burning leave.
Why a Site Visit Still Matters — Even in the Digital Age
Bina Estates sends you the Title Due Diligence Pack, Khasra records, drone photos, and a video walkthrough for every plot. So why make the trip? Because a site visit answers the questions no document can: What does the approach road actually look like in monsoon? Is the neighbouring plot a functioning unit or a disputed shell? Does the colony feel like it is developing or stalling? How far is the nearest chai stall, hospital, and bus stop — really?
A 48-hour site visit, done right, converts a spreadsheet decision into a confident one. It also lets you meet the seller (or Bina Estates team) in person, sign documents, and — if the plot is right — block it with a token amount before you return to your metro. This guide is the itinerary we use for metro-based clients every weekend.
Getting to Bina: The Route Options
From Bhopal (nearest metro, 2.5–3 hours): The fastest option. Bhopal–Bina by train (Bhopal–Itarsi–Bina line, multiple daily trains, ~2 hours) or by road via NH-46 (~150 km, 3 hours). Many clients drive down Saturday morning, inspect plots, and drive back Sunday evening. Bina Estates can arrange a pickup from Bhopal airport or station.
From Indore (4–5 hours): Indore–Bina via NH-46/Indore–Bhopal–Bina (~260 km). Train options also available (Indore–Bina via Bhopal). A Saturday morning Shatabdi-style train or an early drive gets you to Bina by lunch.
From Delhi (overnight train or flight + drive): Direct trains (Bhopal Shatabti to Bhopal, then onward; or the Delhi–Bina direct trains on the Delhi–Chennai mainline) get you to Bina overnight. Alternatively, fly Delhi–Bhopal (1.5 hours), then drive to Bina (3 hours). Leave Friday evening, inspect Saturday, return Sunday night.
From Mumbai (flight + drive or overnight train): Mumbai–Bhopal flight (1.5 hours) + 3-hour drive, or direct trains on the Mumbai–Bina line. Same Friday-evening, Sunday-return pattern.
Bina Estates coordinates the logistics — train tickets, Bhopal pickup, Bina accommodation (basic but clean guesthouses) — so you only focus on the plots. Contact us at +91 99868 88311 to plan your visit.
The 48-Hour Itinerary
Saturday — Inspection Day
- 7:00 AM: Arrive in Bina (by overnight train or early drive). Breakfast at a local dhaba near the station.
- 8:30 AM: Meet the Bina Estates team at our Bina office. Review the shortlisted plots (3–4 max — more than that and you lose focus), the Title Packs, and the day's route on a map.
- 9:30 AM–1:00 PM: Visit plots 1 and 2 (typically Refinery Circle commercial + one Chak Agasod industrial, or two residential plots in Rai Nagar/Chaand Baadi). At each plot: walk the boundary, check the demarcation pegs, photograph the approach road, note the neighbours, and ask the local Patwari (if available) to confirm the Khasra on the spot.
- 1:00–2:00 PM: Lunch with the team. First impressions discussion.
- 2:00–5:00 PM: Visit plots 3 and 4. If one is a clear winner, spend extra time there — measure the frontage, check the orientation (morning sun, highway visibility), and discuss price.
- 5:00–6:30 PM: Visit the Sub-Registrar's office (if open) or the tehsil to verify the mutation status of the preferred plot. Meet the local advocate if legal questions remain.
- Evening: Dinner and rest. Decision night — sleep on it.
Sunday — Decision and Documentation
- 9:00 AM: Final discussion with the Bina Estates team. If you are buying, sign the token agreement (bayana), pay the token (typically 10% by cheque/RTGS), and initiate the sale deed drafting.
- 10:30 AM: If not buying, debrief — which plots are ruled out, which are still candidates, what additional info is needed. Schedule a follow-up visit or a remote decision.
- 11:30 AM: Depart for Bhopal/Indore or the return train. Back in your metro by Sunday evening or Monday morning.
This is the same itinerary we have run for dozens of metro-based clients. Most leave Bina with either a blocked plot or a clear shortlist. Contact Bina Estates at +91 99868 88311 to book your weekend visit.
What to Carry and What to Ask on Site
Carry:
- Passport-size photos and PAN card (for the token agreement if you decide to buy).
- A blank cheque or your NRE/NRO account details (for the token payment).
- A measuring tape (30m) — to verify plot dimensions against the Khasra.
- A smartphone with offline maps and a GPS-stamped camera app (to photograph plot corners with location data).
- A notebook — write down first impressions immediately; they blur by the time you are back in your metro.
Ask on site (the questions that separate a good plot from a bad one):
- Who owns the neighbouring plots, and what are they doing with them? (A functioning neighbour is good; a disputed one is a red flag.)
- Is the approach road public or private? (Private approach roads can be blocked by the landowner — a classic dispute.)
- What is the water and electricity situation? (For residential plots, confirm a municipal or borewell water connection is feasible.)
- Has the plot ever been flooded? (Ask locals, not just the seller — monsoon flooding history is critical in low-lying Bina areas.)
- Are there any court cases or family disputes on the plot? (Cross-check with the local advocate, not just the seller's word.)
Bina Estates' team asks these questions with you on site — we have no incentive to hide a problem, because a problem found now saves everyone a dispute later. Book your visit at +91 99868 88311.
