Land Measurement in Bina: Bigha, Hectare, Acre and Sq Ft Conversion Guide for MP
Bina land is measured in Bigha, hectare, acre and square feet — and the conversions confuse many buyers. This guide explains every unit and gives exact conversion tables for Madhya Pradesh.
Why Land Measurement Units Confuse Bina Buyers
Land in Bina is described in multiple units depending on context: agricultural land is often quoted in Bigha or acre, industrial land in acre or hectare, and urban residential/commercial plots in square feet (Sq Ft) or square metres (Sq M). A buyer moving between these contexts — say, comparing a 2-Bigha agricultural parcel with a 2,000 Sq Ft commercial plot — needs to know the conversions to compare value.
The complication is that Bigha is not a standard unit — it varies by region. The MP Bigha differs from the Rajasthan, UP, and Punjab Bigha. This guide uses the Madhya Pradesh Bigha standard, which is what applies in Bina, Sagar district.
Memorising the conversions is not necessary — but knowing where to look them up and which unit applies to which transaction is essential. This guide gives the exact conversion tables.
The Standard Units and Their Sizes
Square Foot (Sq Ft): The standard unit for urban residential and commercial plots in Bina. 1 Sq Ft = 0.0929 Sq M. A 1,000 Sq Ft plot is a typical Rai Nagar residential plot; a 2,000 Sq Ft plot is a typical Refinery Circle commercial plot.
Square Metre (Sq M): Used in some official documents. 1 Sq M = 10.764 Sq Ft. A 100 Sq M plot = 1,076 Sq Ft.
Acre: The standard large-area unit. 1 acre = 43,560 Sq Ft = 4,047 Sq M = 0.4047 hectare. Used for agricultural and industrial land in Bina.
Hectare: The metric large-area unit, used in government records. 1 hectare = 10,000 Sq M = 2.471 acres = 107,639 Sq Ft.
Bigha (MP): The traditional unit. In Madhya Pradesh, 1 Bigha = 0.25 acre = 10,890 Sq Ft = 1,012 Sq M (approximately — the MP Bigha is standardised at roughly one-quarter of an acre). This differs from other states: a UP Bigha is ~27,000 Sq Ft, a Punjab Bigha is ~9,070 Sq Ft. Always confirm the state when a Bigha is quoted.
Biswa / Biswansi: Sub-units of Bigha used in some rural records — 20 Biswa = 1 Bigha in MP. Rarely quoted in Bina town transactions but appears in village-level agricultural records.
Conversion Table for Bina Land Transactions
Here is the practical conversion table for Bina land transactions:
| From | To | Multiply by | |---|---|---| | 1 acre | Sq Ft | 43,560 | | 1 acre | Sq M | 4,047 | | 1 acre | Hectare | 0.4047 | | 1 acre | MP Bigha | 4 | | 1 hectare | Acre | 2.471 | | 1 hectare | Sq Ft | 107,639 | | 1 MP Bigha | Acre | 0.25 | | 1 MP Bigha | Sq Ft | 10,890 | | 1 Sq Ft | Sq M | 0.0929 | | 1 Sq M | Sq Ft | 10.764 |
Worked examples for Bina:
- A 2-acre agricultural parcel = 87,120 Sq Ft = 8 MP Bigha = 0.809 hectare.
- A 2,178 Sq Ft Refinery Square commercial plot = 0.05 acre = 202 Sq M.
- A 1,000 Sq Ft Rai Nagar residential plot = 0.023 acre = 92.9 Sq M.
- A 25-acre Chak Agasod industrial parcel = 100 MP Bigha = 10.12 hectare = 1,089,000 Sq Ft.
When a seller quotes a price per Bigha, convert to per acre or per Sq Ft before comparing with other plots — the per-unit price can look very different across units.
Which Unit Applies to Which Bina Transaction
Urban residential plots (Rai Nagar, Chaand Baadi): Quoted in Sq Ft. Plot sizes 750–3,200 Sq Ft. Price per Sq Ft is the standard comparison unit.
Urban commercial plots (Refinery Circle, Nayi Basti, Gandhi Tiraha): Quoted in Sq Ft. Price per Sq Ft is standard.
Agricultural land (Bina region villages): Quoted in acre or Bigha. Price per acre is the standard comparison unit. A 2-acre parcel at ₹30 Lakh/acre = ₹60 Lakh total.
Industrial land (Chak Agasod, Kurwai): Quoted in acre or hectare for large parcels; Sq Ft for smaller industrial plots. Price per acre for large parcels, per Sq Ft for small plots.
Mixed-use / refinery-zone land: Quoted in acre for large parcels (e.g. the 46-acre Bina Estates flagship) and Sq Ft for smaller commercial plots within the zone.
The rule of thumb: small urban plots in Sq Ft, large agricultural/industrial land in acre or Bigha. When comparing across categories, convert everything to per-Sq-Ft or per-acre before comparing value — this is the only way to see the true price differential between, say, Refinery Circle commercial (₹4,000–₹8,000/Sq Ft) and Chak Agasod industrial land (₹800–₹1,500/Sq Ft, or ₹3.2–₹6 Crore/acre).
Verifying Area on the Ground
The Khasra states the official area in Sq M or hectare. The sale deed states the area in Sq Ft or acre. The physical plot on the ground has a measured area. These three should match — but sometimes do not, due to old surveys, boundary changes, or (in worst cases) intentional misrepresentation.
Before purchase, a physical measurement by a licensed surveyor or the Patwari confirms the actual area. The cost is modest (₹2,000–₹5,000 for a residential plot, more for large parcels) and it protects against buying less land than advertised.
For a 1,000 Sq Ft residential plot, a 5–10% variation is common and usually acceptable. For large agricultural or industrial parcels, even a 5% variation is significant in absolute terms — a 25-acre parcel measured at 23.5 acres is a 1.5-acre shortfall worth several lakh rupees. Always measure large parcels before final payment.
